Construction of this semi-detached house on Pieter Boorsmapad, a side street off Zuideinde in Amsterdam North, is scheduled to begin in Q4 2026. The existing dilapidated commercial building will be demolished and replaced by two new homes, one of which will be owner-occupied. The eaves height of the new building aligns with the surrounding houses, while the roof is given a more distinctive character. Its truncated form subtly references the site’s commercial past, and the flat roof section provides an ideal location for solar panels and the outdoor units of the heat pumps.

The building volume is defined, among other elements, by diagonally recessed sections of the ground-floor façade. At the ends, floor-to-ceiling sliding doors create openness, while at the front the garage doors are subtly set back from the façade. The façade materials—(decorative) brickwork, hardwood, and aluminum lettering—have been carefully selected within a harmonious color palette, allowing the building to read as a cohesive whole. Beyond sustainability, nature inclusivity is a key design principle. Nesting boxes for species such as swallow and (small) bats are integrated between the decorative brickwork at the ends, while the sloping roof at the front is crowned by a distinctive biodiverse green roof that wraps around the dormer windows.
